Renting a normal apartment in Tokyo usually means finding a Japanese guarantor (or paying a guarantor company), handing over 1–2 months of non-refundable “key money”, paying agency fees, and waiting weeks for screening — often with paperwork available only in Japanese. For anyone new to Japan, it is the single biggest barrier to getting a home.
OHAYO Stay removes all of it. Every apartment on our site is a furnished monthly rental that you can book online the same way you would book a hotel: choose your dates, pay by credit card, and move in — some apartments even on the same day.

Questions about renting without a guarantor
Can I really rent in Tokyo without a guarantor?
Yes. Every OHAYO Stay apartment can be booked online with just your passport or ID — no guarantor, no Japanese emergency contact, and no guarantor-company fee.
What is key money and do I have to pay it?
Key money (reikin) is a traditional non-refundable payment of 1–2 months' rent demanded by many Japanese landlords. OHAYO Stay charges no key money on any listing.
If there is no key money, what do I pay upfront?
The monthly room charge with electricity, gas, water and Wi‑Fi included, a one-time cleaning fee (typically ¥15,000), a refundable security deposit (most listings ¥30,000, returned at check-out) and a 5% platform fee. For a ¥189,000 listing and 30 nights that is ¥245,700 at booking, ¥215,700 after the deposit is returned. The checkout page shows the exact amount for your dates before you pay.
What documents do I need?
Just a passport or government ID and a credit card. No residence card, no Japanese bank account, and no proof of income are required to book.
